If you’re in the process of buying Villa Park or Orange County Real Estate, you might be tempted to think a standard home inspection would cover all aspects of a home, but you may be surprised to learn that there are some areas of a home an inspection may ignore. As soon as you get the inspection report, you can see it shows areas or items the property inspector could not inspect or purposely excluded from the report.
When this happens, don’t jump to the conclusion the inspector failed to do a good job. The truth of the matter is an inspection report can’t be fully accurate because the inspector doesn’t have x-ray vision to see through walls, beneath carpets, or dig below the ground. It’s also unrealistic to expect an inspector to check underwater in the pool or spa. Another reason is because there are close to 60,000 items in a house and an inspector can only check out major working parts they have unrestricted access to such as an electric outlet or a window.
Another big reason the property inspection can’t be complete is because the inspector will only critique what they can safely see. He or she isn’t going to risk their safety by checking out areas that could be dangerous. One property’s crawl space may be designed with easy access while another one may be poorly designed and slippery and damp. Other circumstances can prevent an inspector from accessing certain areas of a home such as the deceptive seller who purposely stacks boxes to block access to portions of a home. When this happens, ask your real estate agent to contact the seller or their agents and request them to provide access by removing the barricade. If the seller is being uncooperative and refuses to move the items, make a second request stipulating the seller clear the area for a second inspection at their expense.
If the Villa Park-Orange County Homes For Sale you’re interested in has a pool, hot tub, or sauna, playset, burglar alarm, break wall, or boat dock, the inspector won’t critique these items. The only circumstances where an inspector will evaluate a special item is if they happen to have expert training in that area and decide to include their findings in the report. If the home you’re buying has special or unique items, you probably want an inspector who has experience in those areas.
Lastly, each home has a unique set up of appliances, water heaters, furnaces, and other equipment-some which may have potential recalls due to safety hazards. If you get an experienced real estate agent, he or she will be aware of these recalls and include them on your report. If you have concerns about the safety of an item, you can take the proactive approach by noting the brand, manufacturer, model, serial number and going to the United States Consumer Product Safety Commission website to research any safety issues. By doing this, you’ll be able to make an informed decision when purchasing a home.
